Due to the gray energy present in the existing building, most of the central district should be retained with respect to sustainability. A broad opening of the building to the new bus station creates a connection with the inner courtyard and leads towards Ilmenau. In selected areas of the façade, the existing building is supplemented by a robust and flexible structure that creates interaction and meeting areas on all floors.
The restructuring is intended to establish a center for the creative industries and encourage synergy among them. The uses are to be adapted to meet various needs; commercial, cultural, residential, a hotel, along with offices and co-working spaces.
The planned hotel area at the new bus station creates a “landmark” at the new south-west entrance to the city. There is an underground car park beneath the hotel for convenient parking and a small additional mobility hub.
Shops and offices are located on the ground floor, studios and co-working spaces on the upper floors and attractive penthouse residential units are on the top floor.
The "new district building" is laid out in a U-shape facing Ilmenau, thus facilitating the connection between the city and the surrounding environment of water, vegetation and paved areas. The semi-public courtyard, with its high-quality attractions, open-air exhibitions and the effect of the water, is intended to encourage a varied public, artists, workers, hotel visitors and residents to mingle.
